Phoenix House is an office property that was acquired by Henley Bartra in 2018 from Ryanair. Henley
Bartra invested over €1m in a comprehensive refurbishment and upgrade of the building before letting
three floors to the state’s Office of Public Works under a new 10-year lease.
As part of the refurbishment, Modula was delighted to work with consulting engineers Axiseng and
facilities management company Sensori FM.
Modula supplied its Powertrack® underfloor and desk power system. Completely modular, this underfloor
track system comes with plug-in tap-offs, and includes a full range of floor boxes, power grommets and
desk power products that all can be supplied pre-wired. The system is installed rapidly onsite, providing
maximum flexibility for the office building’s changing needs over time.
Modula also supplied a Helvar lighting control system, which includes occupancy sensors that switch
lights off in areas not in use and daylight harvesting that allow internal lighting to dim as natural daylight
enters through the building’s glass windows. This intelligent lighting system not only delivers maximum
energy efficiency, it also enhances the comfort and wellbeing of the people that now occupy the space.
The result was a truly world class office facility, in a premium Dublin city location.
